What's the Regal Palms Resort all about? Isn't it just a hotel? Aren't all the houses the same? How does the set up work?
The Regal Palms Resort is unique in Orlando. It has all the benefits of an expensive hotel yet all the advantages of renting a private house. A fantastic combination of both.
The Resort is like a hotel in that there is an on site Clubhouse, Reception Desk, Restaurant, bar, games room, internet cafe, gym, health center & fabulous private Water Park etc, but instead of one building containing identical single/double bedrooms, it has 3 & 4 bedroom townhouses located next to it in a secure GATED community. So for practically the price of a hotel room, the guest has the benefit of renting a whole 3 or 4 bedroom house, with its bedrooms, kitchen, living room and laundry facilities.
UNLIKE a hotel, however, the houses are not owned by a large corporation. All the townhouses on the Resort are all privately owned. The townhouses were all built by the same builder, but that is where the similarity ends. All houses are different. Unlike a hotel chain and because they are all privately owned, all furnishings, decor & inventory in each house is at the discretion of the Owner of each house. The Clubhouse of the Resort itself is owned by an independent operator. And each house is managed & controlled by different Management Companies. What this means is that all houses are different & may be of a different standard & upkeep.
Guests are urged to be cautious in believing the houses are identical or kept to the same standard. They aren't. Nor are they all in the same location on the Resort. And contrary to popular belief, there are NO "villas with private pools" actually in the Resort either. They didn't build any. Nor is there an "official Resort website", because all Owners can operate & rent privately if they choose to. Some houses are rented through Tour Operators, some are rented independently by the Owners themselves, and some aren't rented at all! Its all at the discretion of the Owner of each townhouse. What this means is that some houses can ONLY be rented from the Owner directly. They may not be available to rent any other way.
Note also there are NO 2 bedroom condos or 5 bedroom properties in the Resort. They simply didn't build any!
How do your houses operate? How do I book? How do I pay? How much do I have to pay now to secure my dates? When do I have to pay the balance?
We are one of those Owners who choose not to use a Tour Operator to rent our houses. We operate completely independently. You cannot book our house by contacting the Resort directly or through some Tour Operator. All the houses on the resort are privately owned. You can only reserve our house by contacting us by email. Please email with your requested dates, stating the date you wish to Check-In and the date you wish to Check-Out, if you are flexible with your dates, and the size of house you want (we own 3 Bedroom & 4 Bedroom houses on the Regal Palms Resort). Please also state the numbers in your party & your contact phone number. You would be amazed at how many emails get blocked or are bounced by Anti Spam software including my replies to your very own requests for information! Email me at firstname.lastname@example.org. I will come back to you as soon as possible with availability and prices. Please note, only an adult 25+ years of age may reserve our houses.
To secure your dates, we require a non-refundable deposit / downpayment of $120 US dollars (or £70 if booking in £ UK Sterling) or 10% of the booking value (whichever is the higher). Your dates are not secure or confirmed until this has been paid. Once you have paid the deposit, the house is reserved in your name. No-one else can book it and it will not be offered it to anyone else. Please also note for legal, insurance and emergency purposes I also need the names & ages of those in your party, your address & home phone number.
The balance should be paid in full 8 weeks before you arrive at the Regal Palms Resort. If your desired arrival date is within 70 days of your request, you will be required to pay the full amount with your reservation to secure the house. There are reasons for this which I will be happy to explain if you contact me
I usually usefor my internet based transactions, although you don't have to pay by this method if you don't want to. We also accept payment by credit/debit card via our own secure payment website for a small additional administration fee

Once you have booked and paid for your reservation, I email the Regal Palms Resort with all your reservation details. They then issue me with a unique computer generated confirmation reservation number which relates specifically to you, me, the house & your dates. The Management of the Regal Palms Resort know you are coming & that the house is in your name. No-one else can then book it. I then email you back with that unique confirmation reservation number and with full instructions on how to get to the Resort, how to Check-In and obtain the keys. The Reception Desk is just like that of a hotel & open 24 hours a day, 7 days a week ALL year. They will be expecting you. When you arrive they will tell you everything you need to know about the Resort, and issue you with a gate keycard, a local Resort Map, and give you instructions on exactly where to find the house.
All reservations are subject to my Terms & Conditions and are available on request.
What happens if I have to cancel my reservation after I have paid the deposit / balance? Can I change / alter my dates?
To secure your dates and to ensure the house is no longer available or offered to anyone else, you need to pay a holding deposit/downpayment, which comes off the requested rental amount. (Details above). If you cancel after you have paid this deposit/downpayment, you will lose this payment. The balance is required to be paid in full 8 weeks before your arrival date. As stated above, if a guests' desired arrival date is within 70 days of the inquiry, you will be required to pay the full rental amount with your booking to secure the house in your name. PLEASE NOTE! Owing to the fact that we are committing the house to YOUR required dates, dates go firm as soon as a payment (deposit/downpayment or balance) has been made. Dates CANNOT be changed/altered/postponed under any circumstances, as we will be turning away other guests making requests for similar dates, and accepting bookings for dates either side of your (now firm) dates. If you cancel your reservation between 8 weeks and 4 weeks of your arrival date, you will lose the deposit/downpayment and 50% of the balance. If you cancel your reservation within 4 weeks of your arrival date, you will lose all of the balance payment. More details of this in our Terms & Conditions. This policy is standard for all vacation homes in Orlando as we are confirming & committing the house to YOUR booking. We are not a hotel and our reservation process is not the same. One house, one guest, firm dates. NOTE We also adopt a policy of force majeure, in that we only accept a reservation on the understanding that we cannot be held responsible, financial or otherwise, for any personal loss, damage, injury, or for the facilities or amenities being unavailable for whatever reason, including events beyond our control, such as weather phenomenon including hurricane or flood. PLEASE! Guests are strongly recommended to purchase vacation/holiday insurance to cover such eventuality. In the unlikely event of disappointment/inconvenience/delay/cancellation caused by lost bags, flight delays, ill health, financial hardship, personal circumstance, weather phenomenon or any other event beyond our control, we cannot & will not be held responsible or liable for compensation or refund. That is what insurance is for. Travel/vacation insurance is inexpensive, readily available and designed to cover you in such circumstances. If you would like more details on how to obtain such insurance, if you can't find it in a search engine on the internet, contact us and we will point you in the right direction.
What about the Security/Damage Deposit?? What do I have to do if I don't have a credit/debit card?
The Resort is similar to a hotel and operates a Front Desk which is open 24 hours a day, 7 days a week, all year. When you Check-In, you must show some form of photo ID (drivers license, passport), sign the Register with your name & address, and pay the Resort fee. At this time you are then given a choice. You can either pay a $49.95 non refundable damage waiver or you can register a credit/debit card for the purpose of a Security/Damage Deposit. This is just a credit/debit card authorisation for one withdrawal of up to $500 by the Property Management Company. The card authorisation is released at the end of your vacation if there aren't any damages and after the Home Inspector has given the "ok". If there have been some damages, then you will be notified and the value of these are taken from your authorised credit card. If you choose to pay the $49.95 non refundable damage waiver, then you will be indemnified for all damages caused in the Property. This policy is applied by the Resort and affects ALL the houses in Regal Palms with no exceptions. If you break something in the house and don't want to be charged for it, you may replace the item while you are there, like for like, but you MUST advise us by email.
What is the maximum occupancy of the 3 bedroom / 4 bedroom house? I am now thinking of inviting my (child's) best friend. Is there a charge for my extra guest?
The 3 bedroom house can accommodate 6 guests, 8 maximum with use of the sleeper sofa in the Living Room. The 4 bedroom house can accommodate 8 guests, 10 maximum with use of the sleeper sofa in the Living Room. You must also tell us the names & ages of those in your party, your address & home phone number, and one for emergency purposes before you arrive (for legal & insurance purposes and also a requirement of the Emergency Services). Be advised the use of the sleeper sofa is not ideal or recommended, as it is located in the Living Room and members in your party will be disturbed early morning & late evening. Guests are strongly urged to consider booking the 4 bedroom house if they have 7 or 8 members in their party. It is not that much more expensive and it will ensure you will enjoy your vacation that much more without being inconvenienced or squashed!
There are NO extra charges if you choose to fill the beds. You are renting a house, not by the guest.
Please note 8 guests in the 3 bedroom and 10 guests in the 4 bedroom is a LEGAL MAXIMUM. This is not imposed by us, but by the Occupation License issued by Polk County, Florida, and every Villa in Orlando has a legal maximum occupancy as dictated by this License. In addition, guests who choose to ignore this maximum will be in breach of the house Liability Insurance & by definition, in breach of our Terms & Conditions. If there is an accident in the home, guests are NOT insured and hereby notified as such. If guests are found to be accommodating more than the legal maximum, they will be asked to leave the property immediately & will not be invited to return
Is the house Wheelchair Accessible?
Please make a point of mentioning this when you request availability. Although the 3 bedroom 3 bathroom house has a queen bedroom downstairs it is not big enough to maneuver a wheelchair around with ease. Other bedrooms are upstairs on the first floor.
What time can I Check-In by? I won't be there until 2am in the morning! What time must I Check-Out? Can I Check-In early?
Please bear in mind you are renting a whole house, not just a bedroom in a hotel, so every room has to be thoroughly cleaned before you Check-In, including the Kitchen, the Bathrooms and all the Bedrooms. For this reason the earliest Check-In is 4pm local. You may arrive earlier than this but you will not be permitted access to the house. However the Resort will give you access to the Club, so you can relax by the pool, have a swim, have a meal, drink at the bar until the house is ready. You can Check-In as late as you want, as late as 2am or 3am in the morning. The Reception Desk is open 24 hours a day, 7 days a week. So if you have a late flight or delayed, don't worry.
If you must have an early Check-In you will have to book the house the night before, to prevent it from being occupied the morning of your arrival. Then it will be held available for you for whatever time you wish to arrive
Check-Out is by 10am promptly on the day of your departure. Again, please be patient with the cleaning staff. If they call you to ask what time you are leaving the house, it is because there will be another guests' party arriving that afternoon and they have to clean the whole house. Your Membership of the Club expires the night of your departure date, so if you have a late departing flight, you can still relax in the Clubhouse or by the pool and catch some last rays of Florida sunshine, or have a meal, drink at the bar until it is time to leave. Please note late Check-Out is not possible, so please don't ask. If you must have a late Check-Out you will have to book the house for an extra night to prevent some one else booking it and then arriving at 4pm the day of your departure
The Resort is a GATED community but operates like a hotel. Guests will be issued with key-cards that are used to open the gates to the area where the houses are located. These are obtained from the Reception Desk at the Clubhouse, which is open 24 hours a day, 7 days a week, ALL YEAR. The key-cards are dated electronically with your date and time of arrival and departure. Only the person who booked the house (or the guests he/she authorises) can obtain the key-card as the reservation is in that name. You will need some form of photographic ID, such as a driving license or a passport. You will also need the key-card to access the Resort facilities, such as the pools and the Clubhouse.
Do I need to bring linen?
All sheets and towels are provided in the house when you arrive. Please remember you are renting a "self catering" house. It is not a hotel room. You may have to provide a few domestic items yourself, such as extra toilet roll if it runs out! If you run short of sheets or towels for whatever reason, you may eventually run out of clean spares in the house so you will have to wash them yourself. The house has laundry facilities for this purpose. The Reception Desk will not provide replacement linen in the middle of your stay. Please note that due to the lengthy dry cleaning cycle, and the short time between guests leaving & arriving, duvets/comforters shown in the images of the bedrooms may differ from that with which that house is provided, and this will not be changed during your stay.
Is cleaning included in the price? Do I have to clean the house myself? Is there a Maid service? What do I do with the daily trash?
To clean a house at the end of your stay costs us $75 for a 3 bedroom house and $85 for a 4 bedroom house. Most Owners, including us, absorb this cost for reservations of 6 nights or more. However for bookings of 5 nights or less, it is just impossible to do. Others Owners often don't tell you this when they quote or include the cost of cleaning the Villa, so beware! They may look cheap but there might be a sting in the tail, because they haven't included all the hidden extras such as the cleaning charge or the sales tax!
The house is professionally cleaned thoroughly before you arrive. Please remember, however, the house is "self catering" so you will have to make your own bed while you are there! There is no daily maid service on the Resort, no "mid-stay" clean, and no fresh linen or replacement towels will be provided.
Domestic waste is collected from the trash bin located on the patio at the rear of the house at 7 in the morning every Monday and Thursday, so if you leave your kitchen waste in the bin liner provided in the trash bin, it will be collected. Please do NOT leave trash on the kerb in front of the house as this attracts scavenger birds and local reptiles (!!).
Are the Pools really heated all year?
YES The whole of the swimming pool complex is heated to maintain a water temperature of 82ºF throughout the year. The waterslide, lazy river, adult pools, children’s pool, jacuzzi/spa are all heated by gas fired boilers. And unlike private pools with electrical heating, it is always at the correct temperature. In fact the jacuzzi/spa is as hot as a bath! I have personally used it, both in January, November and in May and is one of the best features of the resort in my opinion. It's great!
YES ABSOLUTELY! The resort was designed entirely with children in mind! Even the big ones! There is 2 large pools, one shallow "zero entry" with a lapping edge (see above) for the smallest of tots, a waterslide, lazy river, waterfalls, jacuzzi/spa, Games Room, Internet Cafe, etc, and even a Children's Menu in the restaurant... They are going to LOVE IT!
YOU BET! Better than any "Games Room" in the hot garage of a private villa! This Games Room has a Pool Table, Air Hockey Table, Basketball, Video Stock Car racing, Car chase, Marksman, Gunfighter and a dozen other token operated video games. Tokens cost a very reasonable $1 for 4, $5 for 24 & $10 for 52. The pool table costs 8 tokens per game, and other games 2 to 3 tokens each. So you wont break the bank & the kids (old & young) can amuse themselves for hours! The resort has a Clubhouse with its own Restaurant, Sports Bar, & Reception. Entertainment for the whole family!
NO PROBLEM! The house is equipped with an internet router and its wifi signal is available IN the house
In addition, the Clubhouse has an Internet Café with pc work stations (for a fee) & a router with Wireless Internet ADSL Broadband connection (free of
charge all day and night). Just switch on your laptop and off you go. No password required. It couldn't be easier!
The Clubhouse wireless signal can be picked up (if you have installed a wireless card in your laptop) in the area of the Clubhouse, Restaurant, Bar & Poolside Patio, as photographed below, which is a very pleasant way to surf the web. The Resort uses a "Lynksys" Operating system, and you will need a "G category" wireless card. This is standard for the USA. It may not work with laptops from other countries, but I have never had a problem & (for your information) my laptop has a Netgear Wireless PC Card.
Does the house have a private pool?
The house is in a private resort. The house does not have a small private pool caged by a "pool screen" located right next to everybody else's pool (with the neighbours staring in at you), or with all the associated headaches of "pool heating", child safety, maintenance or the hassle of having to re-cover the pool every night with the pool blanket to keep the pool water luke warm (at best).
It is located in a private resort, where there is a 2 acre landscaped tropical Water Park with one large heated adult swimming pool, one large heated children's swimming pool, Waterslide, 2 heated jacuzzi/spas (which are genuinely as hot as a bath), lazy river, waterfalls, etc. The design is ideal for families looking for a proper restful vacation. The pool water is heated constantly with gas fired boilers so there is never a problem with the water being luke warm to "cool", as with a private pool. The pool complex, resort, games room etc allow the children to play in safety with other children, whilst the parents relax with a cocktail & sunbathe under the real Florida sunshine (not under a "pool screen"), wirelessly surf the internet, watch a football match at the bar, work out in the gym, or be pampered in the Health Center, or have a drink in the bar or meal in the restaurant, just yards away from the house. As more than one guest has genuinely remarked recently..."I'm quite certain that my husband & children enjoyed the pool and sun bathing area at Regal Palms more than the Theme Parks"

What are the opening hours of the pools?
POOL HOURS EXTENDED!
The pool complex is open from 8am in the morning until 11pm at night every day ALL YEAR, so you can take a late evening dip straight after visiting the Theme Parks if you wish!
How far are your houses from the Pool Complex & Clubhouse?
Due to its design, no house on any part of the Resort is closer than 1 minute walk from the pools & Clubhouse. The Clubhouse (with its restricted access to the pool area) is situated in the furthest South East corner and all the houses are located to the West & North West of this. There are five Phases of houses on the Resort. The closest houses are in Phase One (the first Phase to be built) then Phase Two, then Phase Three, then Phase Four etc. Phase One houses are 1 to 3 minutes walk to the Clubhouse, Phase Two, 2 to 4 minutes walk, Phase Three, 3 to 5 minutes, Phase Four, 5 to 10 minutes, and Phase Five about 10 to 20 minutes walk from the Clubhouse. The closest house in Phase Five is about ½ mile away from the Pool Complex, the furthest, 1 mile.
My houses are located in either Phase One, Two or Three of the Resort, and 1 to 4 minutes walk to the Clubhouse. You will NOT have a problem with the location of my houses. They are all in good position in relation to the Clubhouse & pools.

Do I have to pay for the use of the pool or gym or amenities or facilities? What about Beach Towels & Inflatables? Can I bring my own Food/Drink into the pool area?
There is a nominal Resort fee of $12.95 US dollars plus tax "per night booked
per house" (not per guest) for temporary membership of the
Regal Palms Sports and Social Club. This fee is applied to all the nights you are in residence, not
just for the days you use the facilities. Membership entitles guests access to all the facilities which
full use of the Regal Palms
Water Park, heated
Swimming Pools, Water Slide, Lazy River,
heated Jacuzzi's (as hot as a bath!), Gym, Sauna, Steam Room, and use of
free beach towels! The charge also contributes towards heating
the pools, so there is no charge for "pool heat"!
Remember the pool water is heated to maintain a
temperature of 82ºF the Water Park is open all year!
Please note this Resort fee is subject to change without notice. The fee is
charged by the Management Company that runs the Resort, not by us, so is subject
to their Terms & Conditions.
‘Personal’ services, such as pedicure, manicure, facial, massage, spray tan, children's face painting etc are, naturally, all subject to additional charge. The Resort does NOT provide inflatables free of charge. There is a convenience shop at the Resort for this purpose & other local stores stock them. Large inflatables (such as giant blow-up alligators, floating arm chairs etc) are not permitted in the pool area for the comfort of the other guests. Floatation devices for the handicapped & younger children are, of course, permitted.
Guests may not bring their own food & drink into the pool area
I have some friends/family staying nearby/who live locally. Can I invite them to the house?
Yes. Guests may invite friends/family to the house. Friends and/or family may also stay in the house overnight provided they have notified us in writing with their names & ages, which is a requirement of our Polk County Occupation License & that of the Emergency Services. However there is a legal maximum number of guests the house can accommodate. The 3 bedroom house can accommodate 6 guests (adults & children), 8 with use of the sleeper sofa in the Living Room. The 4 bedroom house can accommodate 8 guests (adults & children), 10 with use of the sleeper sofa in the Living Room. This is a LEGAL MAXIMUM. I have some friends/family staying nearby/who live locally. Can I invite them to use the Resort facilities?
Sadly, No. This is a private Resort. Due to previous guests abusing the system by inviting all their friends (in one case, 10 "friends" who were renting a 5 bed Villa on Highlands Reserve), family, neighbours & casual acquaintances (again, in another case, her nail technician!!!) to the Resort to use the facilities for free, the Management who run the Resort decided this was unfair on the Owners & fee paying guests who could not enjoy the facilities they had paid for. So they were forced to increase security.
Now, all guests are required to Check In at the Front Desk, pay the Resort fee for their Membership, and list all the members of their party (adults & children) who will be staying in the house. This is also required as a check on the Occupancy Licence and for the Registration for County Records. They are then issued with wrist bands. Then, when guests wish to use the facilities, this list & the wrist bands are checked. It has been decided the fairest system for everyone, especially bearing in mind these "friends" have actually paid nothing for the rental of the house & nothing to the Resort for their free enjoyment of the facilities
Does the Regal Palms Resort have a Volleyball Court/Tennis Court?

Does the house/Regal Palms resort have a Barbecue/BBQ?
Sorry, BBQ's are not permitted at the house! But the Resort provides dedicated BBQ areas around the lake and the restaurant serves barbecued food at the Clubhouse. There have been a lot of issues with the use of BBQ's in homes in Florida in previous years, including a large number of "Liability" insurance claims where damage has been done to houses and lanai's where the guests have left burning coals unattended and where children have been hurt quite badly. As a consequence, it is impossible to get Home Owner "Liability" insurance now for a Vacation Home which includes guest protection for personal injury or damage from a BBQ. If you decide to rent a Villa which offers a BBQ, be sure to check they have the proper insurance that covers you for this eventuality. Most Owners of Villas in Orlando don't even know their insurance policies have been changed, nor that if you hurt yourself in a BBQ & seek compensation from them, for whatever reason, they are not insured. This was discussed by the Home Owner's Association of Regal Palms and the decision was taken NOT to allow use of private BBQ's on the Regal Palms Resort in or near the homes. However they have built purpose designed barbeque grill areas around the Resort (photo below). In addition, the Management Company who run the Resort occasionally provide a "professional" BBQ in the pool area, but this is subject to the season & day of the week
YES, of course! The resort has a main switchboard and all calls are routed through it. If your family/friends/business want to contact you when you are in the house, simply ask them to call the resort and ask to be put through! The phone can accept National and International incoming calls. In addition, outgoing calls to the USA, Canada and Puerto Rico are free of charge. But if you wish to make an International outgoing call, the price is extremely prohibitive (charge depend upon country called) so you would be well advised to purchase a $5 calling card from Wal-Mart, just up the road. Just dial 9 for an outside line, the number on the card, its security code, the number you want & off you go! Alternatively what most guests do these days is use a laptop (or other internet based communication device) to connect to the internet and make a call using Skype or one of the other well known internet based phone services
What is the Electrical Voltage in the USA? How do I charge my mobile phone/rechargeable batteries for my Camera/Laptop/iPod etc?
115 Volts Mobile phone chargers from Countries which have a different Voltage supply, like the UK (240 Volt) will find that their mobile phone chargers may not work properly in the USA, and you may not be able to recharge your mobile phone. Bring your phone's in-car charger with you & charge your mobile phone this way, or alternatively you can purchase a 115V charger here in the USA for most makes of mobile phones from the gas/petrol station just 1 mile North of the resort on Highway 27 for approximately $12. Chargers for rechargeable batteries (for digital cameras/Laptop computers etc), have less of a problem. If you remember to take an electrical plug adapter with you (which you can purchase at the airport before you leave), you can simply plug your battery charger directly into the electrical socket in the house and it should be able charge your rechargeable batteries without problem. However it is always best to check with the supplier/manufacturer of your equipment before you leave home that your charger can accept the lower American voltage supply & will work properly in the USA.

For security reasons (yours & mine), I do not publish the exact address of the house on the Resort on my website or in emails in case they get intercepted. That's because I don't want the World and his wife to know ours is a vacation rental property & as a consequence it gets broken into (because the whole World will know the Owner is absent), or if someone else fraudulently tries to Check-In in your name (which has happened, but not to me), or try to gain access to the house or Resort in your name after you have arrived.
If you choose to make a reservation, I email the Resort's dedicated Owner Reservations Department and they issue me with a unique computer generated confirmation reservation number which relates specifically to you, me, the house & your dates. The Management of the resort know you are coming & that the house is in your name. No-one else can then book it, so you don't have to worry about turning up at the Resort and finding someone else in the house (which has happened to some privately owned Villas who choose to allow their Management Companies to rent for them!)! I then email you back with that unique number and with full instructions on how to get to the Resort, how to Check-In and obtain the keys. The Reception Desk is just like that of a hotel & open 24 hours a day, 7 days a week ALL year. They will be expecting you. When you arrive they will tell you everything you need to know about the Resort, how to gain access to the facilities, issue you with the house/Resort security key-card, a Resort Map, and give you instructions on the facilities & exactly where to find the house in relation to the Clubhouse. You will need to Check-In at the Resort Reception Desk first before you can gain access to the house. This is a gated community and you will need a keycard to open the gates, which can ONLY be obtained from the Reception Front Desk
For the purposes of US Immigration, the address of the Resort (above) is perfectly acceptable (just as the name and address of a hotel is acceptable) for their purposes.
What do I need to bring?
What do I need to bring?Are Linens, Towels, Soap, Hair Dryer, Electric Iron, Ironing Board, Cutlery, Pots, Pans, Bleach, Vacuum Cleaner provided?
Leave the kitchen sink at home! All sheets, linens, towels & a hair dryer for use in the house are provided. As are utensils in the kitchen, such as pots, pans, cutlery etc, including a vacuum cleaner, electric iron, and mop & bucket. A small tablet of soap dresses the bathrooms, but you might like to bring your own shampoo, washcloth/face flannel and tablet of soap. In addition, cleaning items for the kitchen, such as bleach, washing-up liquid & paper towels are also removed for legal & hygiene reasons by the cleaners after each guest leaves, so you will have to purchase these locally. As you will for toilet roll & trash bags if you use the ones in the house. An inexpensive Publix Supermarket is within 5 minutes walk. Beach Towels are provided for use at the swimming pool complex. You will also be wise to bring a woollen sweater/jumper, NOT for outside use, but for the INSIDE of some restaurants, believe it or not! The air conditioning in some restaurants can be so excessively cold, it is often a relief to step outside and warm up again. I bet you will use it at least once!
What about a hair dryer?
YES! There is at least one hair dryer in the house. But you might like to bring your own if it has any special features! Check out if it works properly on the USA Voltage supply of 115 Volts before you leave and if you need an electrical plug adapter.
Is the house air-conditioned?
YES and you can have the temperature set to suit. The system is set to the best temperature for Florida, but if you want to adjust it, it is a simple matter to ask the Management Maintenance engineers to come over and adjust it for you. Please remember, to get the best from the air conditioning system, KEEP THE DOORS AND WINDOWS CLOSED. This will ensure the house maintains the temperature you want. If you want to open the doors and windows, feel free. But please switch the air conditioning OFF! Otherwise it wont work properly and you will think there is something wrong with it.
I am sorry but the house is strictly NON SMOKING. This is a requirement of the Liability Insurance & for the comfort of other guests who will rent the house after you. However, you may smoke anywhere else in the resort.

Again, I am sorry but NO PETS either. Children, however much a monster, and more than welcome!
Can I send a parcel/mail to the house? I want to buy
something on the internet and mail it to myself when I am in the Resort
understand the Resort is like a hotel. You can't have anything mailed directly
to the house, just as you can't have mail delivered to a hotel room. The postal
service don't deliver to the houses because it is a gated community,
which means the area where the houses are located is fenced in and access is
only possible if you have a keycard to open the gates. So the postal service
can't get to them. Furthermore the houses don't have mailboxes.
So all post has to be routed via the Resort's Reception
In addition, the Resort Front Desk will not accept responsibility for any lost, late delivered or damaged goods whilst in their possession. They will also not necessarily advise you when your goods have been delivered (because they may not know who they are for). Parcels delivered late after your occupancy will either only be forwarded on to you at your own expense or donated to charity.
There was a situation where a guest bought Theme Park Tickets online and had them mailed to herself in the Resort. They didn't arrive until 2 days before her day of departure.....draw your own conclusions

What about if I want anything extra, like a crib or high chair?
ONE "Booster seat" or High Chair, and ONE Travelcot/Play-yard/pack 'n' play/Crib (but no strollers) can be made available free of charge if they aren't already being used by another guest (please email if you need one of these items). Please note! Although we provide linen for all the other bedrooms, we do NOT provide bedding for the crib/cot.
You can bring your own Play-station or X-box and games if you know they work on the American TV system. The Resort does not offer or rent personal video games or Play-stations
What about parking spaces? Are they free of charge?
The house has two FREE dedicated off road private parking spaces in the front of the property. Parking is free to all guests and visitors of guests of Regal Palms. There is no parking for members of the public, except in the "Visitors" parking area, in front of the Clubhouse by Reception.
Is there a transfer bus service to the Airport or a shuttle bus service to the Theme Parks? Can I book Theme Park Tickets / Golf / Dinner Reservations at the Resort ?
The Management Company who run the Resort offer a Concierge Service at Reception Desk for Attraction Tickets, Dinner Reservations, Golf Reservations, Shopping and other activities. This really is very useful and can provide discounts to certain attractions & events. However you would be well advised to buy Theme Park tickets before you arrive. Sadly the Shuttle Bus service to the Theme Parks has been terminated due to lack of demand and the escalating costs of gas/diesel. Please note there is no transfer Shuttle Bus service to or from the Airports. Taxis cost approx $70 to the Orlando International Airport.
Should I rent a car?
In short, YES! You'd be mad not to. You don't have to, of course, but you really will be depriving yourself of most of what Orlando has to offer! You'll be missing out on most of the fun!
Disney World with its 4 Theme Parks (15 minutes by car), Universal Studios with its 2 Theme Parks (Universal Studios (this is the one with the Harry Potter ride) & Islands Of Adventure) 30 minutes by car), Sea World, Discovery Cove, Wet 'n Wild, Typhoon Lagoon, Blizzard Beach, Cypress Gardens (LegoLand), Watermania, Gator Land, Orlando Old Town, Airboat rides, & even a helicopter ride that will fly you over the whole lot. Hit the nightlife in "Medieval Times" (a dining experience of Knights in Shining Armour & Jousting), "Arabian nights" (another dining experience with fabulous horseback show/stunts) or the fantastic "Cirque du Soleil" (an incredible Circus show with acrobats & trapeze but without animals) in Downtown Disney. Can't do any of that easily by bus! Don't forget all the superb Malls to explore for designer label bargains and all the superb restaurants down the 192 and in "Downtown Disney" (Disney's shopping & dining experience with The Hard Rock Cafe & Steamboat restaurants amongst many others) & downtown "Celebration"! Some of the best (and cheapest Malls) are out of Town, so renting a car could actually save you money! In addition, discover the "real" Florida by driving outside the Orlando area & get "up close and personal" with the Florida wildlife by canoe (real alligators in the wild!) or by horseback in the beautiful National Parks, swim with dolphins or manatees. If its Roller Coasters you're after, shoot over to Busch Gardens in Tampa (the best roller coasters in Florida, in my opinion, about 35 minutes drive), or go scientific at NASA's Kennedy Space Centre (a "must see" for any budding space traveller and very educational at the same time, 55 minutes drive). Alternatively chill out at the sandy beaches of Clearwater & Tampa Bay and Daytona, just 45 minutes away.
As you can probably tell, most of these attractions aren't easy to get to without a car, and you will find yourself hunting around to find the right bus on the right route to get to where you want to be, or paying a fortune in taxi fares, in which case you might just as well have rented a car for the convenience in the first place. You'll also save a lot of time, and pack more in, if you can just jump in a car and go.
In addition, if you're arriving by air, you need to consider how you are going to get to the Resort in the first place. You can take a taxi from the airport but this will cost about 2 days car rental.
So, all in all, renting a car will help you save you time & maximise your enjoyment of this Vacation City, and could even save you money!
How far away is Walt Disney World? How long does it take to get there? Are there any short cuts?
Disney is 9 miles and, when the road quiet, about 15 minutes from Disney's Theme Parks. To get there, turn left (North) on US 27 and after about 2 miles take the off ramp for the US 192. Continue until you see signs for Disney. It is that simple. However, US 192 can suffer with traffic in the "Disney Rush Hour" usually between 8am and 10am in the morning, due to the large number of traffic lights & junctions, no matter where in Orlando (Kissimmee or Davenport) you are located.
There is actually 2 alternative routes from the Regal Palms Resort which are both quicker to get to Disney, one of which can also be used for Sea World and Universal Studios.
The first (for Disney) is to come out of the Regal Palms Resort, turn left (North) on US 27 and after about 2 miles take the off ramp for the US 192. Just before Mile Marker 5, move into the left lane. Just after the Mile Marker, at the next set of traffic lights, turn LEFT into Sherberth Road. It is opposite the "Golden Coral" Restaurant. Follow this for about 1½ miles and it will bring you onto the main Disney Highway (Osceola Parkway). You need to turn RIGHT onto this road, which then leads to all the Theme Parks and “Downtown Disney” (where you will find Cinemas, Disney outlets and restaurants). This route is short & quick and used in the main only by local residents. Just make sure that you take note of the first junctions so that you will be able to “back track” when you return to the Resort. The direction signs on this road are not very good (which is why it is so quiet & quick!) so you will need to take note of the “surroundings”. If you are really feeling confident and ambitious, you can shorten this route further. As you progress down the 192 before you arrive at the Mile Marker 5, at the intersection for Black Lake Road, turn LEFT. Black Lake Road parallels the 192 and leads to Sherberth Road. Then continue with the directions above. If the traffic lights at Black Lake Road are red, continue through the intersection, and turn left into the 7/11 Gas Station, which has a back entrance on to Black Lake Road.
The second route is better if you are planning a day at Sea World or Universal Studios. Turn South (right) out of the Resort down Highway 27, past Highlands Reserve & Westridge. After 2 miles, turn left at the FIRST set of traffic lights onto Ronald Reagan Parkway (there is a Walgreen's Pharmacy on the left). After 2 miles turn left into Champion's Gate Blvd. Drive through Champion's Gate (1 mile) past the Omni Hotel on the left, and then turn left onto Interstate I-4. Disney is the next exit off the I-4, after 2½ miles (Exit 45B). Total distance about 8 miles, but much quicker. This route usually takes 15 minutes. If you want to go to Sea World or Universal Studios, continue on Interstate I-4 take Exit 71 for Sea World, or Exit 75A for Universal Studios

What if something goes wrong or breaks down? Or what if we have an accident?
This is not a villa in a residential area in the middle of nowhere. You are not alone! If you have any issues of immediate concern while you are at the house, such as a maintenance issue or you need advise on something, please call the phone numbers in the email I will be sending you after you book, or the phone numbers on display in the house itself. Even if it is something as trivial as replacing light bulb, to a full blown emergency, our Management Company are there to help you. They can't help you if you don't contact them! If you have an issue at the Clubhouse or Resort, contact the Front Desk. They are on call at the Clubhouse 24 hours a day 7 days a week. They employ a team of dedicated Maintenance Engineers who administer to the needs of the Resort & its facilities.
I have read the Resort is Timeshare. Do I have to attend a Timeshare sales presentation?
NO!! The Resort is not Timeshare. There used to be a Timeshare Company operating on the Resort who bought a number of houses at the back in Phase Five, but they ceased trading in 2009. Now all the houses are privately owned. And NO, you do not have to attend a Timeshare sales presentation.
Are the "recent guests genuine comments" really genuine?
YES. The "recent guests genuine comments" on my website are literally lifted straight off emails that have been sent to me from my guests returning from the resort. If you don't believe me, you can contact them yourself directly provided you email me first, and that your interest is genuine. (I give my recent guests guaranteed full privacy protection. I will not release their email addresses to anyone until I have verified who wants to email them. It is the very least I can do, as they are replying to your request for information as a favor to me).
Are you real & genuine? How do I know you are legitimate? How do I know this is not some internet scam?
YES! Of course I am real & genuine! Would you like to meet me? click here . As I have stated above, the comments from recent guests on my website are genuine. Genuine comments from genuine people, who have been good enough to stay in touch after their vacation. Are the photographs on your email/website of the house?
YES. Every photo of the Resort on my websites are taken with my Casio Exilim digital camera. I still have the images on disk. One guest commented "everything was exactly what it looked like on your website". There may be some minor changes, such as a different lamp or different bed linen as we have been updating our houses recently, replacing old for new. And if you see the identical photo on any other website anywhere else, they have been copied from this website. If you do see any of my photos on any other website, please let me know!
What's the weather going to be like?
Unfortunately I cannot book the sunshine for you, but can give you some idea of what to expect! The following tables below show the monthly Average Temperature (Degrees Fahrenheit) and Average Rainfall (Inches) for Orlando from The Weather Channel. As Florida is sub-tropical, thunderstorms can be sudden and rain heavy. In the Summer months (June to September) it generally rains in the afternoon for a short period (1 hour?) and then clears up again!

What's the best month to go to Florida?
In my opinion, the beginning of May to early June, or November. The weather is neither too hot or too cold, and the Theme Parks quiet (except the Easter weeks!). I appreciate this is when the children are all at school, but this is usually when you will find me there!
